What is Agent Rainmaker?

Agent Rainmaker is a collection of super motivated, on a mission letting agents, determined to make a difference, to their businesses, their staff and teams, their customers and the industry as a whole, by working together NOT against each other… and the result? Agents are achieving MASSIVE growth figures, doubling and trebling their businesses as a result… of working together.

Through a combination of meetings, Facebook groups, workshop sessions and much more, we have created a movement. A movement that is transforming letting agency business owners lives, focusing on reducing their workload, getting into the numbers that make the business tick, empowering and motivating their teams and creating strategies that will transform and grow the most established businesses and the new starts alike”.

The results have been phenomenal, businesses have been doubled, teams have become accountable, business owners have achieved the freedom and choice they always wanted, as a result lives have been changed…

 Who would have believed that in these times, agents can go from not growing to doubling, trebling and quadrupling their turnover, 10x their number of valuations generated, motivating their teams and increasing conversions and achieving the impossible

Why should we change…

These are the toughest times we have ever seen in the industry in decades, some of the challenges we are facing right now (to name just a few) are:

  • The government is layering legislation on top of legislation, and making the work of an agent impossible
  • Competition is on the increase as the corporates take over many independents, the competition is getting tougher too
  • The government has decided to BAN Tenant Fees, meaning we stand to lose up to 25% of our income in April 2019
  • Our landlords are being increasingly taxed and seeing their own income decreasing, meaning tighter budgets

This means that our own belief of the lack of stock, the belief that we need to cut fees to compete with the on-lines, that we just need to work harder to beat the growing numbers of competitors, means that we feel trapped in this cycle, of more work, less fees and don’t know which way to go… BUT, what I see is OPPORTUNITY… If we pull together, and as more agents get out of the game, our market becomes bigger, those that remain, those that stand fast, will rise up and do better, make more money and build empires. So now is the time to take a stance, make the changes and WIN together…

Who are you?

We are a collection of real life, practicing letting agents that have collected together, to make a change, spearheaded by Sally Lawson (a Letting Agent for 28 years and former ARLA President) and her team, calling themselves collectively the Agent Rainmaker Community…

The community regularly share, collaborate, meet through a series of events, strategy boards and meet ups to create and test strategies, develop solutions and opportunities, for agents to GROW… when most are quitting and giving in

This is not a bunch of trainers, that sit at high level, (never worked in a letting agency) so called experts, trying to tell you what to do… but it is based on good practice and THEORY and TESTING in practice to achieve results.

Agent Rainmaker AWARDS, is the celebration of all of the superstars in our community, that have turned away from the negativity in the market and focused on their business achieving great results, when many are saying it can’t be done, they are living proof that what is believed to be the reality for agents doesn’t have to be, that the myths are not true (unless you choose to believe them)

That’s what makes these awards different- it’s REAL!

The Awards Categories below show all the Awards. Agent Rainmaker Awards 2018 is a celebration of individuals and teams who have embraced the Agent Rainmaker ethos and have excelled in each area.

Hustle Hour Award
For an individual or team who have generated high levels of business opportunities from structuring and implementing regular call out sessions to their database, using the Hustle Gang Method and adopting and building this as a regular strategy into their or a team’s working week.

This award is to recognise the person in your team, that has shown huge improvement or continued success, in the achievement of listing properties for your business, marketing, promotion and lead generation applies here too, to open up opportunities. Success in this award, will be for those that have looked “outside the box” and implemented some of the AR strategies, adopted their language to suit the modern landlord client and increased their conversions using the AR system, being benefit to them as individuals and the company.

This award is for a team that has really pulled together, in one of the toughest market this industry has seen, turned their backs on the myths and gone out there and won regardless.

The team needs to show that they have made changes adopting one or more of the AR systems and have seen improved results in the business due to this.

Know Your Numbers Award
This award is for the business owner, that has really focused on the intricate numbers in their letting agency business, and worked on increasing them. This could be income per service, conversion rates, leads into the business, costs, etc…

But the winner will be the one that can show they have made the biggest difference to their business, either financially, by percentage or by growth in numbers or fully managed units (or other metric) and how this has changed the lives of them as business owners and their team members.

Public Profile Award
This is the award for someone has decided to become the face of their business, to be the local expert and be the one that their customers (and their competitors customers) look to for advice. The winner will be able to show results, in the way of reach achieved, videos made, leads or opportunities generated, income generated or other results that have affected the business.

Also taken into consideration will be other recognised publicity awards, interviews by the press or other media, speaking engagement, articles written, brand changes, etc…

Social (ROI) Award
This is for the specific use of social media in your Letting Agency business to build rapport, awareness, to show the human side of your business and generate leads/business.

Consideration here will be shown to the level of online presence, specific post success, using the Covert Bragging method, landlord valuation generation posts and tenant location posts too, amongst other methods such as Group Management, Facebook marketing, LinkedIn posts and awareness and video promotion creation.

The winner will be able to show a consistent use of social media, with good engagement and be able to show how they are generating leads, community creation or data capture from their social strategy.

Growth Award
This award is for those agents that can demonstrate real growth as a result of changes made by adopting Agent Rainmaker Strategies within their businesses.

The entrant should show growth either as a percentage growth, financial or numerical (such as properties under management) either passed or projected as a result of the changes implemented.

The winner will be able to demonstrate how they achieved these results (such as acquisition of another portfolio/business, increasing the numbers in their business, adding another service onto their business or by marketing methods, etc…) and how they will maintain this growth.

Focus (or rather lack of it) is the death of most successful businesses, this award is about how a letting agency business owner, has managed to recapture their own focus and that of their team by restructuring their business and their teams roles within it, using one or more of the Agent Rainmaker systems.

The entrants can describe here how they have made use of technology, software or even outsourcing, to free up time and simplify processes or even to make more profit, by refocusing team on income generating tasks.

The Winner will have seen real results, both emotionally and financially from these changes, their teams may have become more successful and more motivated and real changes will be in motion.

This award is for those that are relatively new to running a Letting Agency Business, but have managed to achieve real growth and/or results, since adopting the Agent Rainmaker Methods.

The entrant will be able to describe the changes they have made to how they believed the business should be run, marketed or grown, since attending the AR events.

The Winner will be able to show real results, in their marketing presence and exposure, either in percentage growth, financial gain, profitability or even team performance and motivation, or maybe even a single yet huge result in some way.

This award is for Agents that have been trading, less than 2 years.

This team member will be taking action to achieve results, drive the business or make changes for the better.

The entrant needs to explain the Agent Rainmaker systems that have been adopted, the mindset this individual has for results and growth and to show that they have the Agent Rainmaker attitude.

The Winner will be the one with the best demonstration of attitude, will, adaptability to change and from results generated, wither numerically, team based, financially or mindset.

Income Generation 100K Award
This award is the first level of Income Generation Awards for the generation of an additional 100k of revenue for the business, by making one or more changes using the Agent Rainmaker system.

Any of the methods taught could have been used or even a collection of them, but the entrant needs to describe and show by completing the entry application form sent to them, the actual amount of income generated using each of the strategies implemented.

This award will be given, when the entrant can show how, using which strategies they have utilised to generate an additional 100k, on to the top of their business turnover.
